The Eastern area of Almeria is set beside the Mediterranean Sea, as an extension of the South east coast in the region of Andalusia. The South east coast of Almeria borders the Northern region of Murcia and extends between the seaboard and the steep landscape in the interior. It ranges from Bedar, Cabrera and Almagrera Hills to the fertile valleys in which heavy crops are grown, similar to the nearby irrigated region of Murcia.
This is a place where the sun shines brilliantly all year round , where it is possible to enjoy the beach even when winter covers the northern European coasts with its fine mantle. A paradise watered by rivers pouring into the sea and with a coast line of such light it seems to be inspired by a picture from the Spanish painter Sorolla. The South east coast of Almeria is one of the most accessible areas in the province due to its links to the Mediterranean Motorway.
There is one expression for clearly defining the South east coast of Almeria, Unique Character , proof of which is the variety of landscape, its white villages, its beaches and the idiosyncrasy of its people .
The region, clearly marked by its unique identity was discovered by many people , from the Muslims, who stayed impressed by its beauty ,to travellers like Gerald Brenan, famous writers like Virginia Wolf or Juan Goytisolo, and many artists who have chosen to live in areas as Mojacar.
A place where there is no need to rush, where time can be sweetly tasted making every instant an unique moment where enchanting villages combined with urbanisations along the coast, properly integrated into the environment, in line with the highest quality tourism. The area offers the visitor many possibilities , from practicing golf to visiting small quiet Moorish villages where enjoying a wide range of nautical sports or simply relaxing walking around the Hills. The visitor will always find a happy and welcoming village either in the interior or on the beaches .
The first archaeological remains in the east coast of Almeria dated back to the Palaeolithic era as shown the Cueva de La Zajara I and II (Cuevas del Almanzora ).From then until now, the east coast of Almeria has been the origin of great cultures like El Argar and has welcomed other villages coming from the Mediterranean boundaries, like the Phoenicians.
Several remains from the Palaeolithic and Neolithic times have been found in the region. The presence of Copper in Turre and Vera are of the Los Millares culture. Later the inhabitants of El Argar (Antas) settled their personal landmark on the Bronze Age. They lead a culture, named argaica, which later on was developed in southern Europe in 1900 and 1300 BC. The outstanding Fuente Alamo in Cuevas del Almanzora dates from this cultural framework.
In the 8th century BC. the Phoenicians landed in the east coast of Almeria to found a factory in Villaricos, one of the most outstanding spots in the province in which the prosperous city of Baria was settled. Iberians, Carthaginians and Romans preceded the Muslims in the eight century.
The ancient inhabitants of the al-andalus (rediscovery of the Islamic heritage which made Spain the most important country in the Middle Ages ) endowed the region with a character which still remains alive in the popular architecture, although they were expelled several centuries ago from the Iberian Peninsula. The place names or the dispersal of inhabitants similar to the Islamic alquerias bear the traces.
Costa Calida Property Market
The area from Alicante to La Manga is very popular for buyers of all descriptions. Investors have great opportunities in the Murcia region, which is undergoing some large projects currently golf complexes to rival "La Manga" by Polaris World. Beach clubs on the largest sea lagoon in Europe the Mar Menor offers all water sports including scuba diving around the wrecks and islands, three currently on offer are Roda Golf and Beach, Nueva Ribera and La Perla de Mar Menor. The new Murcia airport due to open 2006 has instigated the growth in this region; an area that has not seen development before mainly due to limited flights available now is booming in terms of availability and capital growth. The new airport has also opened up the inland regions for those buyers, looking for traditional finca's to renovate and start a new life in Spain. Buyers looking for holiday homes with good proven rental potential still have affordable quality homes off-plan or re-sale within the more traditional well known areas of the Alicante province, such as Guardamar, Santa Pola, Villamartin and the Orihuela Costa's, popular for their fantastic beaches, golf clubs and easy access to Alicante airport. Capital growth in this area has averaged 12% for the last 5 years.>
Costa Calida Townhouses
We can offer a varied selection of townhouses close to the coastline, within the costal fishing villages, Spanish villages 5 or 10 minutes inland, or if preferred beside the golf course. Depending on the location prices will vary. A townhouse with 2 bedrooms on Playa Honda, next to the beach and 5 minutes drive from La Manga Golf would start from 156,000 euros. On the Orihuela Costa prices start from 137,500 euros for 2 bedrooms. Golf clubs are more expensive and of course are more exclusive starting around 185,000 euros to 300,000 for frontline.
Costa Calida Villas
A huge variety of villa's are available from chalets with 2000m2 of land and pool 10 minutes inland from the beach with 3 bedrooms 2 bathrooms from 270,000 euros. The more traditional villa on plots of 200m2 with community pools 3 bedrooms 2 bathrooms start from 215,000 euros and would be closer to the beach and golf courses. Then the possibility of frontline golf villa's that off-plan can range from at 300,000 with Polaris to 1.2 million on La Manga. The exclusive areas of Alicante, Cabo Roig marinas with views to the sea will be in the region of 650,000 to over 1 million.
Costa Calida Apartments
Our most popular seller is the 2 story apartments at La Finca golf course, 2 bedrooms 2 bathrooms the Attico has roof solarium and garden, whilst the ground floor has a lovely finished garden, prices start from 165,000 euros. For a similar price the projected rental returns for Polaris world give a 7% return. The villages and towns close to the coast can provide from starting prices of 105,000 euros a fully furnished 2-bedroom apartment walking distance to all amenities and no more than a 15minute drive to the beaches.
Costa Calida Fincas
Murcia is proving to be a desirable area now for fincas, many opportunities for renovating a dream home in the Spanish countryside the towns of Calasparra, Jumilla, Fortuna and Archena. These towns have so much to offer, natural hot spring baths, rice fields, cave churches and some wonderful unspoilt antique buildings. The grape and olive growing areas of Yecla, Sax and Aspe are extremely popular. Prices are varied depending on plot and state of the finca, bargains can still be found but clients should be prepared to begin their search at 200,000 euros before renovation costs.
Costa Calida Plots of Land
Parcels of land are much harder to find now, competition from constructors is high and has raised the prices. The parcels offered are usually inland from the coast at least 10 minutes, the rules for obtaining planning permission vary from town to town so we have to ensure that the plot offered adheres to the local rules, this can mean that a client may have to purchase 15,000 m2 minimum. Obviously this is reflected in the price, it is still possible to get plots at 150,000 euros. Mostly these will have water and electric close by.
Costa Calida Property Investment Potential
Murcia is the growth area for the true investor, a purchase off plan with a two year build time gives the investor favourable terms for cash flow such as 25%, 15% and 60%. We also have one developer at 30% then 70%. Some builders allow a sale before completion and some don't, this should be taken into consideration when making the choice as capital can be tied up for longer periods. Many investors take bulk purchases of 3 or 4 apartments on Polaris with the intention of selling 2 to pay for the remaining 2. The price growth on the first site has proven now to be around 30 to 35% depending on the property purchased.
For the more nervous investor the proven growth in the Alicante province can provide good opportunities both in capital growth average 12% per annum over the last 5 years and ongoing rental potential of around 7% return. Obviously location is key for the purchase and we have some well-established areas here and properties with histories of rental incomes.
