Current Tenerife Property Market

The current market trend in Tenerife is very buoyant, attracting a multitude of purchasers and investors. It depends on whether you are seeking a coastal or inland location - a new property from one of the many developers who supply a vast selection of properties ranging from Apartments, Town Houses and Villas to an old property to renovate yourself. The type of property can be as luxurious as your budget allows. The most favoured areas where clients are looking to purchase a permanent residence are normally further inland, rather than coastal. Normally about half an hour drive from the coastal areas. However, for those who want to purchase a property as a holiday home or an investment the tendency is to buy nearer the coastline. Prices have increased in some areas since 2002, by up to 30%, mainly in the coastal areas. The trend for prices going up looks set to continue for the next 3 to 4 years. We have a wide range of this type of property to offer, near the coastlines, mountains, Canarian villages and towns. Depending on the location prices range from €150.000 up to €500.000. Plot sizes range from 86m2 up to 200m2. Good rental income can be obtained by those properties in the more touristy areas, where the prices are at the higher end of the scale to purchase.

This type of property varies immensely, dependant again on the location, the size of the property and whether they have their own pools etc. Price varies according to the above, starting at €180.000 for a 1-bedroom villa up to €2.000.000. Plot sizes start from 87m2 to 5,000 m2. Buying from plans seems to be the best way to go for growth investment purposes.

In busy touristy areas and in the more sedate inland towns and villages. Prices, of course, vary according to size and surroundings, whether there is a pool and if the property is being sold furnished. Fincas for sale in Tenerife

In the rural areas of Tenerife, there are many old properties that are in total need of renovation. These properties, some as old as 200 years, are not only situated in quiet unspoilt locations, but can also be found in the centre of some quaint small village. If you are hoping to recreate a small holding type of finca, you would need to prepare a project for the local Town Hall. Prices are on the high side, and you should allow  €250.000 for the ruin plus improvement costs.

Plots of Land for sale in Tenerife

If you are hoping to purchase an area of land and have a property designed and built to your own specifications, it is imperative that the land you buy is building land, and not of any other classification.  Only land designated “Urban” can be developed and, just as in the U.K., you cannot build without proper permission.  Small building plots of say 500 m2 upwards will cost in the region from  €120.000 but as availability declines, prices will increase.

Tenerife Property Investment Potential

In recent years, the Canary Islands have proved to be one of the best areas for investment, with property prices maintaining an average increase of 12-15% p.a. over the past decade.  Strict control of development by quality and density has meant that normally only 60% of any building plot is built on, with the remainder being laid to green areas.  The possible 12-month a year holiday season means that rental income can be achieved to its maximum adding to the already high capital growth.

New Developments in Tenerife

We are always promoting new developments in the best positions with very attractive prices for the earliest buyers.  All developers look to sell say 25 units quickly, and will then maintain a regular price increase, thereby giving the early investor a good capital appreciation during the construction period.  Some advantages of purchasing a new property in construction are stage payments, guaranteed mortgage and low maintenance costs for the next 6 or 7 years.
